- I have access to 63 "A" category lenders, 19 of which do FHA and VA loans
- I have access to 73 "A-, B, C & D" category lenders for borrowers with fair to poor credit and/or debt payment to income ratios over 45%
- I have the ability to do loans where there are no closing costs and no points that are paid from the loan proceeds because both are paid from rebates provided by the lenders
- I have access to 28 commercial property lenders including industrial and construction loans
- I have access to 12 apartment lenders
- I have access to 17 hard money lenders who use only property equity to determine the loan, including land loans
- I have access to at least 5 Title I lenders for home improvement loans with no loan-to-value (ltv) restrictions
- I have access to 63 lenders who only do 2nd trust deed loans, including the 125% ltv no equity loan for debt consolidation or home improvements or both (no appraisal is required for a $35,000 loan or less) for mostly "A" grade borrowers above a 590 credit score for home improvements and above a 620 score for just bill consolidation
- I have the ability to do 1st time home buyer programs - Community Home Buyers, Fannie Mae Neighbors, Neighborhood Advantage, 3% and 5% down payment programs and all the mortgage credit certificate programs
- I have the ability to do government loans - FHA, VA, CHFA, 203K rehab and PERS loans
- I have the ability to do no income documentation/no debt payment to income ratio loans
- I have the ability to do 100% combined loan-to-value purchase loans where the lender does an 80% 1st trust deed loan and a 20% 2nd trust deed loan in addition to the conventional 80% ltv 1st trust deed loan/10% seller carryback/10% buyer down payment loans
- I have the ability to do 90% ltv full documentation 1st and 2nd non-owner and 80% ltv 1st trust deed stated income non-owner loans
- I have the ability to do 90% ltv second home loans
- I have the ability to do 90% ltv lender paid mortgage insurance loans
- I have the ability to do jumbo loans (over $275,000) up to $l0,000,000
- I have the ability to do credit lines up to 100% ltv for mostly "A" grade borrowers
- I have the ability to do 3rd trust deed loans available to those with equity below 70% ltv and to those "A" credit borrowers to 125% ltv who have the required risk graded credit score
